Bay Property Management & Realty LLC is a family-owned business located in Downtown Friendswood. We have managed houses, condos, and townhouses in the Bay Area since 1995. We started this company when experiencing problems with other management company’s performance managing our own investment properties.  We value your time and money and will always look out for your best interest.  We are a full-service company that offers many services beyond just property management, including property sales and HOA management. With our professional experience behind you, you can be confident that your property will be well cared for. Our Services

PROPERTY MANAGEMENT

Once all parties sign the management agreement, pictures are taken and the property is listed on the Houston Multiple Listing website, Zillow, and Realtor.com. This allows all real estate agents in the Greater Houston and surrounding area will be able to view the property and set up an appointment for their clients. Bay Property also utilizes Houston Centralized Showing Services. This ensures that all appointments are documented and allows agents to give feedback on their visits. This is where special showing guidelines are documented for the showing agent. For example, to have visitors take off their shoes at the door, or to ensure all lights are turned off when leaving and the climate control set back to the requested temperature. Bay Property takes care of your property so you can relax and leaving the details to us.

COMMUNITY MANAGEMENT

Bay Property manages several Homeowner Associations in the Bay Area. Out team do their best each and every day to assure your community association is organized and maintain a beautiful and safe neighborhood. Please email us with what services you need for your community for a quick response and quote.

TENANT PLACEMENT

Potential tenants complete an application and must supply proof of income and verifiable identification. A criminal back ground check and a debt-to-income model is run on each tenant to assure that all tenants can afford the lease and has not criminal history.

RENTAL PRICE ANALYSIS

Bay Property will prepare an analysis of the surrounding properties rental rates and present a high and low monthly rental rate and a range for you to choose from.

ONLINE PAYMENTS

Bay Property offers ACH payments that is auto deposited into your bank account or you can choose to receive a manual check each month. As a property owner you will receive a statement via email (If preferred the statement will be sent USPS) that details the income and expenses for the month.

HOUSE SITTING

If you need to check on your home while on an extended vacation or if your job requires you to be away from home, we offer vacant home services. Weekly checks on your house keep the house in order and offer you peace of mind. We will email you pictures and let you know all is good at your house.

VACATION RENTALS

We will be soon be offering vacations rental services in the Bay Area. More to come.
